Interest rate
The current market rates largely determine the range of interest rates that will be offered. But, many factors can make a difference to your ability to obtain a low interest rate. There are many factors that affect your interest rate. Some you can control, others you cannot. The following are just a few aspects taken into consideration when pricing your loan.

  • Your Credit Score
  • Credit Payment History (Mortgage Lates, Bankruptcy, Foreclosures, Judgments, Lates on Trade Lines)
  • Number of Active Trade Lines and length of credit history
  • First Time Home Buyer (If you have not own a home in the last 3 years)
  • Cash Reserves (Some Lenders require 2 months seasoned PITI reserves and some require 6 months)
  • Property Type (Single Family, 2-4 Units, Condo - low vs high rise, Manufacture vs Modular)
  • Debt to Income Ratio (the percentage of your outstanding monthly credit obligations to your income)
  • Loan to Value (the percentage of the amount borrower to the value of the property)
  • Transaction Type (Purchase, Refinance Rate/Term, Refinance Cash-Out)
  • Occupancy Type (Owner Occupied, Secondary Home, Non Owner Occupied – Investment)
  • Documentation Type (Full Doc, Stated Income, Stated Income and Assets)
